As described in the Washington Post, “10Eleven condominiums meld modern, classical aesthetics.” The beautiful new condos sit in the Northwest Washington DC neighborhood the Shaw. Featuring 71 luxury residences, the building is found at the corner of 11th and M streets and replaced a former parking lot.
Interestingly, the project was “broken down” into two and therefore responds to the historic context of the site. As the architects at Torti Gallas + Partners describe, “The larger building has a more traditional DC Neoclassical façade facing on M Street which is inspired by some of DC’s Best Addresses and hosts the main residential entry. The smaller building has a more modern façade with full glass bay windows and faces the more commercial 11th Street.”
The ground level responds to the vibrant cityscape with adapted retail space and integrated outdoor seating. The DC architectural market is incredibly competitive, encouraging architects to design buildings that contain the most modern amenities while incorporating contemporary design.
The use of different architectural styles in one building creates dimensionality allowing each portion of the façade to adhere to its surroundings offering on one side a more classical approach while the adjacent façade features entirely contemporary elements.
The building, developed by Community Three Development, exudes high-end urban living with a concierge service, dog washing station, and library and rooftop lounges. The interior offers floor-to-ceiling French doors, intricate crown molding, white marble and an abundance of natural light.
Grant Epstein, the president of Community Three Development explained, “Our intent was to design a structure with the soul of an old building and design of a new one. We wanted a building that would be reminiscent of the great residences on Park Avenue but still be modern.”
CEI Materials worked closely with the general contractors at Advanced Architectural Metals to complete the exterior metal composite components. CEI Materials utilized the W5000 Route & Return Silicone Joint Panel System. This system offers a weather tight economical assembly utilizing a closed cell backer rod, structural silicone joint and hidden fasteners.
